This video is simply the first time we’ve delivered a formal, recorded public announcement in this format, which allows everyone to hear the information directly from leadership in a clear, unified way.
We understand that not every member regularly checks the website, reads posted documents, or follows all the online updates. Creating this video was an additional step toward making the information even more accessible.
Our goal has always been — and continues to be — transparency, and this video is part of expanding how we share information with the entire membership.

TREPO does not buy, sell, list, manage, or broker real estate in any way.
We are not a real estate agency, and we do not participate in property transactions.
TREPO’s role is limited to:
- Managing and maintaining the private parks
- Overseeing membership and access to amenities
- Caring for TREPO‑owned community property
- Supporting recreational and community functions
All property sales are handled solely between buyers, sellers, and licensed real estate professionals—TREPO is not involved.

As a TREPO member, you have full access to meeting minutes, treasury reports, updates, and other important documents.
All of these materials are available on our News Page, so you can stay informed even if you’re unable to attend a meeting in person.

Meeting & Procedures
No. The Board was not voted out.
To remove Board members, Florida Statute 720 and TREPO’s governing documents require a very specific process. These required steps were not followed, and without following the legal procedure, no vote to remove Board members is valid.
Simply saying that something happened does not make it official or binding.
For a Board removal to be legitimate, it must follow the proper notice, quorum, and voting requirements — none of which occurred.
The current Board remains in place in accordance with Florida law and TREPO’s governing documents.

Dues will remain exactly the same for 2026. There are no plans to increase dues at this time.

You can renew your TREPO membership—or become a new member—during Key Day.

In short:

- Don’t join → That’s your choice; no access to the parks

No — TREPO is not an HOA.
TREPO is a Property Owners Association (POA). As stated repeatedly in Board Meetings, the Board has no intention of becoming an HOA and does not want authority over private property use.
So why are we a POA?
TREPO must operate as a POA because the organization is responsible for:
- Maintaining the private parks
- Caring for TREPO‑owned property
- Managing access to amenities (keys, gates, etc.)
- Handling memberships, dues, and community facilities
A POA is simply a structure that allows TREPO to manage and protect the parks and shared amenities for members. It does not give the Board control over how owners use or maintain their private lots.
What about Florida Statute 720?
TREPO is governed under Florida Statute 720, which is the law that covers both HOAs and POAs.
This does not mean TREPO becomes an HOA — it only means we follow the legal requirements that apply to all property owners’ associations.
What TREPO is not:

Three Rivers Estates Property Owners, Inc. (TREPO) has officially revitalized. The covenants and restrictions were re‑imposed using the State of Florida’s revitalization process, and the revitalized documents were recorded in both Suwannee County and Columbia County courthouses.
The Florida Department of Commerce oversees and authorizes this process for communities whose covenants have expired. Revitalization restores the governing documents exactly as they existed at the time they lapsed, allowing TREPO to continue operating as a Property Owners Association and to manage the private parks and common areas.

✔️ You help support the maintenance and improvement of our shared recreational areas
Choosing membership simply determines whether you want access to the parks and involvement in the association.
It does not affect your private property rights or impose any rules on how you use your land.
Revitalization is the legal process that re‑imposes the covenants and restrictions exactly as they existed on the day they expired. This restores TREPO’s governing documents so the organization can continue operating as a Property Owners Association (POA) and maintain the private parks and common areas.
What does revitalization mean for property owners?
- Property owners whose lots were included in the revitalization are already part of the newly re‑established TREPO POA (pending 2026 dues).
- Property owners whose lots were not yet revitalized may join the revitalized POA starting March 28, 2026.
- Keys and access to TREPO’s private parks will continue to be honored until March 28, even though the old keys technically expired on January 1, 2026.
- After March 28, park access will require 2026 membership and the new keys.
Why is revitalization important?
Revitalization ensures TREPO can:
- Legally maintain and protect the private parks
- Collect dues for park upkeep and improvements
- Continue operating as a POA under Florida statutes
- Provide secure access to members-only amenities
Revitalization does not turn TREPO into an HOA and does not give the Board authority over how owners use their private property.
Chairman Hunter called the Sheriff’s office prior to the meeting to inform them that the Board would hold a meeting at the clubhouse. He asked that they be on the scene to make sure everyone would be safe.

Two board members were not dismissed by the Board. Due to the revitalization, they did not qualify for the board as they did not petition for revitalization.
This was an automatic procedural outcome — not a disciplinary action.
